How to Prepare for A Home Inspection

Understand the Purpose of the Inspection

A home inspection is not a pass/fail test. It’s a detailed report on the home's physical condition, highlighting potential issues, safety concerns, and recommended repairs or maintenance.

It helps you make an informed decision—not just about whether to move forward, but also about how to plan for future repairs and costs.

Here’s how you can prepare and get the most value from your inspection.

1. Clear Access to Key Areas

Inspectors need to access critical systems and spaces, including:

  • Attic

  • Crawl spaces

  • Electrical panels

  • Water heaters

  • Furnace and HVAC systems

  • Crawlspace (if applicable)

Tip: Move boxes, furniture, or storage items that might be blocking these areas. If we can’t access it, we can’t inspect it—this could raise red flags or delay the report.

2. Ensure Utilities Are On

Make sure all utilities (electricity, water, and gas) are turned on. This allows the inspector to:

  • Test outlets and switches

  • Run faucets and flush toilets

  • Inspect heating and cooling systems

  • Check appliances that are included in the sale

Tip: If the home is vacant, coordinate with your agent or property manager to confirm everything is operational on inspection day.

3. Secure Pets or Make Arrangements

We love animals, but pets can interfere with an inspection or become stressed by the process. For everyone's safety:

  • Crate pets or take them off-site

  • Leave a note about any animals left on the premises

  • Ensure gates or doors are secure

4. Prepare a List of Questions or Concerns

Before the inspection, jot down any concerns you or your agent have—like:

  • Spots of water damage

  • Cracks in walls or ceilings

  • Unusual smells or sounds

  • Age of major systems like HVAC, roof, or water heater

Tip: Let your inspector know what you’ve noticed—they’ll prioritize those areas for a closer look.
