We help all involving parties (landlord, property manager, tenant) avoid disputes by clearly document the property’s condition at the beginning and/or end of the lease. The inspection covers all areas of the property, including inside and outside spaces, highlighting damages beyond normal wear and tear. Pictures will be time stamped to be compliant to 2025 California landlord law

A home inspection is defined as a non-invasive, visual examination of accessible areas of a residential property, conducted to identify material defects in various systems or components. A material defect is an issue that may significantly affect the property's value or pose a safety risk. The inspection results in a written report noting any such observed defects, though it does not predict future issues or cover every possible problem.
It’s also important to know what’s not included. Inspections are not exhaustive and do not uncover hidden or cosmetic defects, determine property value, life expectancy of systems, or their compliance with codes or regulations. Inspectors are not required to assess areas or systems that are inaccessible, unsafe, or not permanently installed. Finally, inspectors are not required to move personal belongings, offer warranties, or perform services beyond the scope of a standard home inspection.
